BEFORE YOU MOVE IN:
Prepare Tenancy agreement: £120 (Inc. VAT) – Alterations & Additions post draft and prior to execution: £30 (Inc. VAT)
Reference Fee: £90 (Inc. VAT) per person (Including Guarantors) and £120 (Inc. VAT) per company tenant.
Inventory Check-in: The cost of the check-in depends on the size of the property and is met by the tenant (Minimum cost £110 (Inc. VAT) based on a studio flat in London). Please ask your consultant for the price specific to the property you are interested in. Alterations to the Inventory post move-in: £30 (Inc. VAT)
Equivalent of six weeks rent (unless otherwise agreed) for furnished properties and four weeks rent (unless agreed otherwise) for unfurnished properties. This is usually held by The Deposit Protection Service (DPS) unless otherwise specified for the duration of the tenancy.
JT Clarke London may require a Preliminary deposit from you. This will be put towards your first rental payment and will only be refunded in the event that our client chooses not to proceed. Payment of this sum does not constitute the granting of a tenancy.
RENEWING THE TENANCY:
Prepare Renewal Tenancy Agreement £120 (Inc. VAT)
TERMINATING YOUR TENANCY EARLY:
In the event that you wish to replace yourself or another member of your household part way through the tenancy JT Clarke London will charge £120 (Inc. VAT) to cover the administration involved. All such changes to your tenancy are subject to the Landlord’s approval.
AT THE END OF YOUR TENANCY:
Inventory Check-Out: An inventory provider requested by the tenant to attend the property at the end of the tenancy to check the Schedule of Condition prepared at the start of the tenancy. The cost of a check-out depends on the size of the property and is chargeable at (Minimum cost £96 (Inc. VAT) based on a studio flat in London). Please ask your consultant for the price specific to your property.
Administration charge for instructing repairs for tenant damage and/or arranging a professional clean £60 (Inc VAT)
Future Landlord References: £30 (Inc. VAT) where JT Clarke London are requested to either secure from your landlord or provide on your behalf.
